What each tool actually does
The comparison starts here because most agents searching for "Matterport alternative" or "virtual staging vs Matterport" are conflating two different marketing problems.
Matterport captures what already exists. A Matterport Pro3 camera (or compatible device) scans a physical, furnished space and produces a navigable 3D walkthrough, a digital twin of the property as it currently stands. Buyers can virtually walk through rooms, view floor plans, and take measurements. What it cannot do: show a vacant property furnished, or create visuals for a building that hasn't been completed yet.
RE Studio creates what doesn't exist. Upload a photograph of an empty room, and RE Studio's AI generates a photorealistic image of that room fully furnished. It works from renders and floor plans for off-plan properties. It produces still images and 9:16 listing reels, not interactive 3D tours. What it cannot do: create a walkthrough of a furnished, completed property.
The key distinction: Matterport shows what's there. RE Studio shows what could be there. Most residential listings need one or the other, sometimes both. The choice depends entirely on the property's current state.

When to use each, by listing type
Vacant residential listing
A Matterport tour of an empty property shows bare walls, exposed light fittings, and no sense of livability. Buyers struggle to gauge room proportions and imagine themselves in the space. RE Studio is the correct tool here: AI virtual staging adds furniture that shows scale, purpose, and warmth, significantly improving click-through rate and enquiry volume compared to empty-room photos.
Furnished, occupied property
Here Matterport shines. A 3D walkthrough of a beautifully furnished home lets remote buyers explore every room, take measurements, and build a spatial understanding they cannot get from still photographs alone. RE Studio adds little value to an already-furnished property unless virtual renovation (style changes) is needed.
Off-plan / pre-construction development
Matterport is entirely unusable, the building doesn't physically exist. RE Studio generates fully furnished room visuals from architectural renders or reference images of the space. This is the category where AI virtual staging has no alternative at all. A render of the bare shell can be furnished before construction finishes, so an off-plan listing can show furnished interiors while the building is still going up. Our worked example walks through how that scales across a tower with repeating layouts.
Luxury listing ($2M+)
Both tools can be justified. A Matterport tour gives qualified buyers exploring from overseas a high-fidelity spatial experience. RE Studio's MLS QC checker and listing reel generator ensure the marketing assets meet compliance standards and are optimised for social distribution alongside the Matterport link.
Many agents use both: Matterport for the 3D tour link in the listing; RE Studio for the staged photos, MLS QC, and social reel. The two tools address different stages of the buyer journey, discovery (social reel + staged photos) and evaluation (3D tour). They do not replace each other.
The real cost of Matterport
Matterport's per-listing cost is frequently underestimated because the hardware is a one-time purchase that agents amortise. Here is the actual year-one cost breakdown for a professional setup:
| Cost item | Amount | Notes |
|---|---|---|
| Matterport Pro3 camera | $5,995 | One-time hardware purchase |
| Professional SaaS plan | $309/mo | 25 active spaces, 3 users |
| Year-1 SaaS cost | $3,708 | 12 months at $309 |
| Year-1 total | ~$9,703 | Hardware + first year SaaS |
| Ongoing annual cost | $3,708 | SaaS only from year 2 |
| iPhone-only setup (free app) | $69–309/mo | Lower quality, no LiDAR Pro scan |
For an agent listing 3–5 properties per month, the break-even on the Pro3 hardware requires approximately 12–18 months of consistent use, and only if the 3D tour meaningfully reduces time-on-market or increases commission per transaction. For vacant listings, this investment has zero return because a Matterport tour of an empty property performs significantly worse than virtually staged still images.
Cheaper Matterport alternatives for 3D tours
If the 3D tour capability is specifically what you need and the Matterport hardware cost is prohibitive, there are lower-cost alternatives:
- Zillow 3D Home, Free for agents, iPhone-based, uploads directly to Zillow listings. Output quality is lower than Matterport Pro but has zero hardware cost.
- Ricoh Theta Z1, 360° camera at ~$999, compatible with multiple 3D tour platforms. Lower upfront cost than Matterport with reasonable output quality.
- Asteroom, Smartphone-based 3D tour solution with its own camera attachment (~$199). Significantly cheaper than Matterport with 24-hour processing.
- Cupix, Compatible with 360° cameras, lower SaaS cost than Matterport, popular with smaller brokerages and property management companies.
Note that none of these alternatives solve the vacant property problem, that still requires virtual staging.
Summary: who needs each tool
Use RE Studio if:
- Your listing is vacant, partially furnished, or under renovation
- You are marketing an off-plan or pre-construction development
- You want AI virtual staging, MLS compliance checking, and listing reel generation in one platform
- Budget is a priority, no hardware purchase, from $2.58 per room
- You need fast turnaround, 24-hour delivery after photo upload
- You process 10+ listings per month and need volume-based pricing
Use Matterport if:
- Your listing is occupied and fully furnished, a 3D tour shows it at its best
- Buyers are remote (interstate or international) and need spatial navigation
- Your brokerage or franchise requires Matterport specifically for compliance
- Floor plan generation and in-tour measurements are required for your listing type
- You list high-value properties where the $9,703 year-one cost is justified by commission
Use both if:
- You have a furnished listing that needs staged photo upgrades for specific rooms AND a 3D tour for remote buyers
- You are marketing a development with furnished show homes (Matterport) and vacant units for sale (RE Studio)
- Your social content strategy requires staged reels for Instagram AND a Matterport link for the MLS description
Matterport captures a 3D scan of an existing furnished property and produces an interactive walkthrough tour. RE Studio uses AI to add virtual furniture to empty room photographs, generating staged still images and video reels. Matterport shows what's already there; RE Studio shows what could be there. For vacant listings or off-plan developments, RE Studio is the relevant tool. For occupied, furnished properties with remote buyers, Matterport provides the interactive spatial experience. Many agents use both on the same listing.
Matterport's year-one cost (Pro3 camera $5,995 + Professional plan $309/mo) totals approximately $9,703. For agents listing furnished properties frequently with remote international buyers, this may justify itself over time. For agents working primarily with vacant listings or off-plan developments, the return is minimal, Matterport adds no value to an empty room tour, and RE Studio's AI staging produces better marketing assets at a fraction of the cost.
RE Studio and Matterport are not direct substitutes. RE Studio produces virtually staged still images and listing video reels, it does not generate 3D interactive walkthroughs. Matterport produces 3D tours from physical spaces, it does not add furniture or stage vacant properties. An agent with a vacant listing who only has Matterport still needs virtual staging. An agent with a furnished property who wants an interactive tour still needs Matterport. The two tools address different buyer journey moments.
Matterport scans what physically exists. For vacant properties, it shows empty rooms, which has limited marketing value. For off-plan developments (pre-construction), there is no building to scan. RE Studio works specifically in these cases: it generates furnished room visuals from empty room photos or architectural renders, without requiring physical access to a completed, furnished property.
For 3D tours specifically: Zillow 3D Home (free, iPhone-based), Ricoh Theta Z1 (~$999 camera), Asteroom (~$199 attachment), and Cupix are all lower-cost alternatives with varying quality. If your goal is to show furnished potential to buyers rather than a 3D walkthrough, RE Studio at $2.58 per room is the most cost-effective solution, with no hardware required and 24-hour delivery.
